July 3 - The Villages will be celebrating July 4 with a parade including the marching band from Del Mar High School, a Marine unit and a guest soldier on leave from Iraq, vintage cars, and many floats (decorated golf cars). Come out and celebrate with games, food, music, and visiting with your Village neighbors and friends.

July 7 - Outing to the de Young museum to see the "Birth of Impressionism". The de Young is proud to be the only museum in the world to present two consecutive special exhibitions from the Musee d'Orsay in Paris. The "Post Impressionist Masterpieces will be toured in the Fall.

This is a wonderful opportunity for everyone to experience these masters in our backyard!

July 18 - NY Mets come to San Francisco and Villagers will be off to the ol' ballpark in an air-conditioned coach. All seating will be in the shade so perfect time to take in a ball game at AT&T Park.

July 31 - Rival LA Dodgers come to San Francisco. The bus leaves the community at 10:30am.

"Guys and Dolls" Jr. Comes to The Villages

Villages Hiking Club presents a Wildflower Program

It is that time of the year when the wildflowers are starting to cover our hillsides with color!

Tonight at 7:30pm in the Cribari Conference Room, Don and Judy Mason will be presenting a visual and musical journey with the California Native Plant Society exploring flowers of Point Lobos, Anza Borrego, Carrizo Plain and Sonora Pass.

This has been a passion for the Mason's who have traveled the hills and valleys of California searching for wildflowers to identify and photography. Through the years, Judy has used Don's photos in her wildflower identification classes and Don's photos have been published in wildflower articles.

All visitors are welcome to see an excellent photography program on wildflowers.

Villages Italian Club presents "The Genius of Michelangelo"

Michelangelo is universally recognized to be among the dominant artists of all time. Michelangelo Buonarroti's career spanned the glories of the Italian Renaissance, a period of one of the greatest explosions of creative energy. His genius is apparent in every medium in which he worked and with every tool he used. During his 89 years he witnessed the pontificates of 13 popes and worked for nine of them. His works include such cultural icons as The Last Judgement, the Pieta, the David and the Sistine Chapel ceiling.

Michael Rogers will provide an overview of the man and his many accomplishments. Join us at Foothill Center on Feb. 17th to hear (and see) the myriad of Michelangelo's sublime accomplishments. While improvements are being made to the Fitness Center in The Villages Golf & Country, residents can use Club One located at the Silver Creek Sportsplex at 800 Embedded Way off Hellyer Avenue. It is projected that the use at Club One will be available through December 31, 2009.

Residents are encouraged to check with Community Affairs for the completion date of the Villages Fitness Center.

As a note, during the construction period, the residents are granted free admittance to Club One by showing their Villages ID card.

Holiday colors emerge

December 12 - Italian Club Christmas Party
This is a fabulous party which begins at 5 pm with no-host cocktails, followed by a five-course dinner and then listening, singing and dancing to Jerry Sauceda and his group. Senior Academy Osher courses in The Villages

The Senior Academy for Education has negotiated with Osher Lifelong Learning Institute at Santa Clara University to continue courses at The Villages. The Villages courses had been offered through San Jose State University and that program was cancelled in June.

The Villages has the facilities, support of the Community Activities Department, and the Board of Directors are committed to promote academic courses that contribute to the intellectual stimulation of Villagers and the surrounding community.

Villages Guest Rooms

The four Villages guest rooms are affected by the hotel tax imposed by the City of San Jose. San Jose has increased the hotel tax. Effective November 1, rates are $96 per night for the guest rooms with two queen size beds and $85 per night for the guest rooms with one queen size bed. These rates are inclusive of all taxes.

Homebuyer Tax Credit Extended! Signed Into Law November 6, 2009

President Obama has signed legislation to extend the Homebuyer Tax Credit. Passage of the bill was widely anticipated to further spur economic recovery in the housing sector, as more buyers are now eligible for tax breaks under the new law. The $8,000 first-time homebuyer tax credit was originally set to expire on November 30.

In addition to offering the $8,000 first-time homebuyer tax credit, the new law also allows a $6,500 credit for repeat or move-up homebuyers who have lived in their primary residence for five years or more.

The tax credits are available to buyers who sign purchase agreements on a new or existing primary residence between December 1, 2009, and April 30, 2010. Buyers would have until June 30 to close on their new homes.

November 5 - For the first time in 30 years, Tutankhamen has returned to the deYoung Museum and the Villagers have a tour scheduled. For $50/person the trip includes transportation and entry at the deYoung Museum. Come out to see the artifacts from the tomb of Tutankhamen which provide insight into the daily life and royal burial practices of the 18th Dynasty, Egypt's Golden Age.

The Santa Clara County Open Space Authority parcel tax which began July 1, 2002 and ended June 30, 2008 has been ruled unconstitutional and refundable.

For most Santa Clara taxpayers it was almost $20 annually, totaling approximately $120 in the six years.

To request the refund, complete the one-page claim form you received in the mail or claim on-line at Refund Claim for Tax Refund.

This claim must be filed by September 23, 2009.

If you do not request the refund, the Open Space Authority will keep your money to use as was originally intended.

The Village resident's not only volunteered to help make this a wonderful event, many played with the great Hall of Fame players like Rich Murray and Vida Blue, 1989 MVP Kevin Mitchell and current San Jose Giants team members with manager, Andy Skeets and CEO, Jim Weyerman. Wow, what a great day and $10,953 was added to the San Jose Giants Community Fund.

The County Assessor recently sent you a postcard with the January l, 2009 assessed value of your home. This value will be used to calculate your property tax due in December, 2009 and April, 2010.

Please look carefully at this assessed value and ask yourself if you could have sold your home last January for this amount. Because of the provisions of Proposition 13, most people will think they could have sold their home for more than the current assessed value. If you are among this majority, you need to take no further action.

If you think you would have had to accept less than the assessed value to sell your home last January, you should request an Assessor’s valuation review by August 15. You may request a review online at www.sccassessor.org/prop8.

You must have support for your valuation adjustment request. The usual support is a list of the sales prices of comparable properties during the three months before and after January l. An appraisal by a realtor familiar with your area can also be helpful. Carla Griffin does these appraisals for residents in The Villages.

Please remember that fair market value is always a range and there is no single correct valuation. Also, remember that the tax rate is a little over one percent (1%) of the valuation. Consequently, a $10,000 change in assessment will only reduce your taxes by a little over $100 for the year.

SCAM ARTISTS USING FORGED LETTERHEAD TO CON CALIFORNIANS

California Attorney General Edmund G. Brown Jr. is warning consumers that scam artists are using the forged letterhead of major lenders to "con" worried Californians into paying thousands of dollars for non-existent loan modification services.

"Californians should be deeply skeptical of anyone who demands money up front and makes extravagant promises that they can save their home," Brown said. Steps consumers can take to protect themselves from loan modification fraud are available at the local board of realtors.

Use a Reverse Mortgage to Purchase a Home

Did you know you can use a reverse mortgage to purchase a home? The American Recovery and Reinvestment Act of 2009 (The Stimulus Package) includes a feature for seniors age 62 and over: the availability of reverse mortgages on home purchase transactions.

An example is Meghan who recently sold her home for $600,000, netting approximately $515,000. She had originally wanted to purchase a place for $450,000, which would leave her a cash reserve of $65,000. However, what she really liked cost $550,000. She is purchasing the property for $550,000 with $300,000 cash and a $250,000 reverse mortgage. She is very excited because this will leave her with $215,000 in cash reserves. Yet, because it is a reverse mortgage she will not have to make any payments until her home is sold or she no longer uses it as her primary residence.

As an extra bonus for Meghan, because her purchase price of $550,000 is less than her sales price of $600,000, she will be able to transfer her property taxes to her new home. She had lived in her home for over 30 years so her property taxes are quite low.

Four Ways the Stimulas Plan Benefits Home Owners and Buyers

There are four primary sections of the economic stimulus plan that will benefit home owners and buyers,” said Gibran Nicholas, Chairman of the CMPS Institute, an organization that certifies mortgage bankers and brokers.

Benefit #1 – Higher Reverse Mortgage Loan Limits (For the Seniors 62 and over)

The loan limits for FHA-insured reverse mortgages have been increased to $625,500 across the entire country – not just the higher cost areas. The previous limit was $417,000 across the country. “This is especially important because the FHA program is virtually the only game in town as private and jumbo reverse mortgage programs have nearly all evaporated,” Nicholas said.

This coincides with another "little-known change" in the reverse mortgage arena: the availability of reverse mortgages on home purchase transactions. “This is a fantastic opportunity for senior citizens to buy a new home and live mortgage payment-free without having to wait for their old home to sell,” Nicholas said. “Seniors could also use this strategy to buy a new home and turn the old home into a rental or otherwise wait for market conditions to improve before trying to sell the old home.”

Benefit #2 – Expansion of Home Improvement Tax Credit

“The tax credit for making energy efficient home improvements is now 30% of the cost of the improvements up to a maximum of $1500,” Nicholas said. “This means that if the improvements cost you $4,500, you would receive a tax refund of $1,500 when you file your tax returns.” Eligible improvements include energy efficient exterior doors and windows, insulation, heat pumps, furnaces, central air conditioners and water heaters. “Generally, most modern improvements like windows, furnaces, and air conditioners meet the necessary standards for energy efficiency,” Nicholas said. “If you’ve been holding off on making some of these improvements, now is a great time to get a move on it – especially with all the great deals being offered.”

Benefit #3 – Expansion of First-time Home Buyer Tax Credit

The tax credit available to first time home buyers was increased from $7,500 to $8,000 for homes purchased between January 1, 2009, and December 1, 2009. Also, the credit no longer needs to be paid back as long as the buyers live in the home without selling it for at least 3 years. “The previous version of the credit expired on July 1, 2009, and required home buyers to pay the funds back over a 15 year time frame,” Nicholas said.

There is one catch, however: if you bought the home in 2008, the credit remains $7,500, and it still needs to be paid back over a 15 year timeframe beginning in 2011when you file your 2010 returns.

Benefit #4 – $729,750 FHA and Conforming Loan Limits Restored in High Cost Areas

“The $729,750 maximum loan limit had been in force throughout 2008, but was reduced to $625,500 in 2009,” Nicholas said. “The economic stimulus plan restores the $729,750 maximum. Senate Passes Stimulus Package By 60 To 38 Vote

The following is directly from the President of the California Association of Realtors (http://www.car.org/), James Liptak (2/13/09):

Late this evening, the U.S. Senate passed the American Recovery and Reinvestment Act of 2009 by a 60 to 38 vote. Earlier today, the stimulus package passed the U.S. House of Representatives in a 246 to 183 vote. Today’s votes followed several days of negotiations by the House, Senate, and White House, with the final tab for the stimulus bill coming in at $787.2 billion.

On the housing front, the good news is that the legislation resets the conforming loan limit cap at $729,750, up from $625,500. Numerous counties in California experienced a marked decrease in their conforming loan and FHA limits on Jan. 1, and the stimulus bill reinstates 2008 loan limits through Dec. 31, 2009.

The bill also increases the first-time home buyer credit from $7,500 to $8,000, and removes the requirement that the credit be paid back if the buyer stays in the home for at least three years. It also extends the expiration date for the credit from July 1 to Dec. 1, 2009. Homebuyers must have purchased a home after Jan. 1, 2009, and before Dec. 1, 2009, to be eligible for the $8,000 credit.

C.A.R. and NAR have long advocated for higher conforming loan limits. The conforming loan limit provisions and other housing elements in the stimulus package are a step in the right direction for our industry and all Californians.

Now that the stimulus package is approved and is on its way to President Obama for signature, it is our hope that Congress will turn its attention toward helping homeowners remain in their homes and will take immediate steps directed specifically at stemming the ongoing foreclosure crisis.

This is excellent news!

COFFEE FILTERS...Who Knew!

Coffee filters...who knew! And you can buy 1,000 at the Dollar Tree for almost nothing.

1. Cover bowls or dishes when cooking in the microwave. Coffee filters make excellent covers.

2 Clean windows and mirrors. Coffee filters are lint-free so they'll leave windows sparkling.

3. Protect China . Separate your good dishes by putting a coffee filter between each dish.

4. Filter broken cork from wine. If you break the cork when opening a wine bottle, filter the wine through a coffee filter.

5. Protect a cast-iron skillet. Place a coffee filter in the skillet
to absorb moisture and prevent rust.

6. Apply shoe polish. Ball up a lint-free coffee filter.

7. Recycle frying oil. After frying, strain oil through a sieve lined
with a coffee filter.

8. Weigh chopped foods. Place chopped ingredients in a coffee filter on a kitchen scale.

9. Hold tacos. Coffee filters make convenient wrappers20for messy foods.

10. Stop the soil from leaking out of a plant pot. Line a plant pot
with a coffee filter to prevent the soil from going through the drainage holes.

11. Prevent a Popsicle from dripping. Poke one or two holes as needed in a coffee filter.

12. Do you think we used expensive strips to wax eyebrows? Use strips of coffee filters.

13. Put a few in a plate and put your fried bacon, French fries,
chicken fingers, etc on them. Soak s out all the grease.

14. Keep in the bathroom. They make great "razor nick fixers."

Clubhouse Recipe for Month of February

PEPPERED SALMON WITH TOMATO LIME AND CAPER RELISH

Relish:
2 Roma tomatoes, finely diced
1 Tbsp. capers
1 tsp. diced red onion
1 tsp. diced pepper (either yellow, orange, red, or green)
3 limes, rolled, squeezed and juiced
1 oz. extra virgin olive oil
Salt and pepper, to taste

Combine all ingredients in a mixing bowl and let stand for a minimum of 1 hour at room temperature. (Taste and adjust to your taste!)

Salmon:
2 - 6 oz. salmon filets, skinned and deboned
1 oz. olive oil
Course ground black pepper
Kosher salt

Generously sprinkle black pepper, and a bit of salt on one side of salmon filets. Heat olive oil over medium high heat in saute pan until it just beings to smoke. Add salmon, pepper side down and saute for 4-5 minutes until well browned. Flip and reduce heat to medium and continue to cook until done to wellness desired (4-5 minutes for medium, less for rare). Remove from pan and let rest on a plate for a couple of minutes.

To plate: Place mixed salad greens decoratively on plate and place salmon on top. Top with the relish and serve with vegetables.

As an alternative sauce: Boil down pure orange juice until thick and serve over the salmon with orange slices on the side of the mixed salad greens.

1. Weeds Away with Newspapers

When you start to put in your plants, work the nutrients into the soil. Wet newspapers, put layers around the plants overlapping as you go and cover with mulch. Forget about the weeds! Weeds will get through some gardening plastic and they will not get through wet newspapers.

2. Get Rid of Ants

Put small piles of cornmeal where you see ants. They eat it, take it 'home', can't digest it, so it kills them. This may take a week or so, especially if it rains, but it works and you don't have the worry about pets or small children being harmed!

Paperboard is a thicker form of paper used in consumer packaging. Examples include cereal containers, tissue boxes, drink boxes, detergent packaging, and shoe boxes. Paperboard is recyclable--often at curbside--if the plastic liner has been removed and it has not been stained with cooking oil or water. While paperboard often is coated with kaolin clay to improve its printing surface, it's still recyclable.

Clubhouse Recipe of Month of January

PASTEL IMPOSIBLE (IMPOSSIBLE CAKE)

Cake:
1 box chocolate cake mix
1/2 can evaporated milk
1/2 cup oil
3 eggs
1 cup caramel sauce

Preheat over to 350. Stir the chocolate cake mix with the evaporated milk, oil, eggs, and caramel sauce until mixed. Pour into greased 9x13 inch pan. Set aside.

Flan:
1/2 can condensed milk
1/2 can evaporated milk
3 eggs
1 teaspoon of vanilla essence

Combine the condensed milk, evaporated milk, eggs, and vanilla essence. Slowly, pour the flan mixture on top of cake mix, creating a second layer on top of the cake mixture. Place 9x13 pan in a larger pan, and fill the larger pan with water just higher than the flan mixture. Cover 9x13 inch pan with aluminum foil. Bake for 60-90 minutes. Allow cake to cool. Garnish with berries, mint, and powdered sugar, as desired.

You're not alone. Experts have reached a consensus and recommend that you avoid these varieties -- identified by a triangle and number on the bottom of most containers -- for the following reasons:

1. Polyvinyl Chloride (PVC) commonly contains di-2-ehtylhexyl phthalate (DEHP), an endocrine disruptor and probable human carcinogen, as a softener.

2. Polystyrene (PS) may leach styrene, a possible endocrine disruptor and human carcinogen, into water and food.

3. Polycarbonate contains the hormone disruptor bisphenol-A, which can leach out as bottles age, are heated, or exposed to acidic solutions. Unfortunately, this is used in most baby bottles and five-gallon water jugs and in many reusable sports bottles.

Christmas Tree Solution

This is a simple little formula that, fed regularly to your tree, will keep it fresh, fragrant and green far longer than water alone. It's tried and true!

The first week is a critical time to keep the water level checked daily, and sometimes twice a day.

1 quart HOT tap water (hot water aids in circulation)
1 T. liquid iron (keeps the tree green). This is found in the garden section of stores.
2 T. light corn syrup (feeds the tree). This is found in the baking aisle of your grocery store.
1 T. laundry bleach (fights bacteria and fungi)

Clubhouse Recipe of Month of December

CHICKEN TOSTADA

1 tbsp. olive oil
1 tsp. chopped fresh garlic
2 tsp. diced yellow onion
5 roma tomatoes, diced (1 for topping)
1 chipotle pepper, cut into chunks
1/2 tsp. cumin
salt, to taste
1 bay leaf

4 each 5 oz. chicken thighs (recommended) or
3 each 6 oz. chicken breasts, precooked and shredded
6 corn tortillas, deep fried or sauteed in oil or butter
6 tsp. refried beans
3 oz. shredded iceberg lettuce per tostada
6 tbsp. cheddar cheese
6 tsp. sour cream (optional)

Sautee garlic and onion in olive oil until onion is translucent. Add diced tomatoes and chipotle pepper, and simmer for 10 minutes. Season with cumin, salt, and bay leaf. Using an immersion (hand blender, puree sauce. Bring to a boil and continue boiling for 3 minutes. Reduce heat to low and add chicken. Cook for 5 minutes and remove from heat. Allow chicken to marinate for 1 hour.

To build tostada, place each tortilla on a dinner plate. Evenly distribute refried beans on tortillas, followed by reheated chicken mixture, lettuce, cheese, remaining tomatoes, and sour cream, if desired.

Serves 6

GREEN TIP: Plastic Linings in Cans

The thin plastic lining found in canned goods contains traces of BPA that can migrate into food.

One way to avoid BPA-lined cans is to purchase foods packaged in Tetra Paks, aseptic cartons made from layers of paper, aluminum, and polyethylene.
